East Bay Municipal Utility District (EBMUD) is seeking a Facility Foreman to lead the operation and maintenance of building systems and equipment at our high-rise main administration office building in downtown Oakland and various facilities in our service area. Typical building systems include heating, ventilation and air conditioning (HVAC); power distribution, lighting, plumbing, fire alarm and fire suppression systems, photovoltaic systems, standby engine-generators, elevators, systems, and security systems.

The primary responsibilities of this position are to lead the operation and maintenance of EBMUD's building systems; plan, schedule, and coordinate the work of Facilities staff, other EBMUD trades, and contractors; manage large maintenance repairs and capital projects; train and develop staff.

The ideal candidate will have experience in building systems operation and maintenance and have the capability to perform the following types of activities:

  • Leading, planning, scheduling, and coordinating the work of facilities staff.
  • Performing and documenting work using a computerized work order system.
  • Repairing, replacing or altering fans, pumps, generators, electrical equipment, lighting, plumbing, compressors, refrigeration equipment, and other mechanical equipment.
  • Ensuring that staff monitors building systems by taking and recording readings of gauges, meters, and use of other measuring and monitoring devices.
  • Coordinating the work of specialty contractors for maintenance of elevators, life/safety systems, photovoltaic systems, and other specialized systems.
  • Regularly inspecting building systems and components and recommending repairs or replacements to the Facility Supervisor.
  • Responding to tenant requests in a professional manner and communicating status of requests.
  • Communicating and coordinating work with building tenants, outside agencies, neighboring building operators, and other EBMUD work groups.
  • Monitoring and evaluating contractor and staff work performance and addressing issues of poor quality or quantity.
  • Coaching, training, and developing staff to safely operate, repair, and maintain building equipment and systems.
  • Responding to emergencies such as fire and medical responses.

The ideal candidate will also possess excellent teamwork, customer service, and communication skills.

The salary range is $10,409 per month increasing to $10,929, $11,475, and $12.049 after 12, 24, and 36 months, respectively.

Requirements:

  1. High school diploma or its equivalent.
  2. Five years of experience in the operation, maintenance and repair of a wide variety of equipment and machinery used in HVAC, electrical, mechanical, plumbing, and security systems found in multi-story commercial buildings.
  3. A valid California driver's license and a satisfactory driving record.
  4. An Environmental Protection Agency (EPA) approved Universal Technician Certificate (must possess or obtain within 6 months of appointment).
  5. Obtain and maintain a High-Rise Fire Safety Director certification (must possess or obtain within 12 months of appointment).

Must possess the physical characteristics to perform the critical and important duties of the position including both office and field duties and be willing to work overtime and be on-call 24/7 occasionally as needed.
